Is this a timeshare?
No. You are purchasing an LLC share, which is real deeded ownership. You can sell it, rent your weeks, and store your belongings. There are no points, no memberships, and no booking fees.
How is this different from a timeshare?
A timeshare gives you the right to use a property. Co-ownership gives you the right to own it. You hold a deeded interest in the LLC that owns the home, and you can sell your share any time after the one year hold period.
Can I buy more than one share?
Yes, up to eight shares per home. More shares mean more weeks and a larger ownership stake.
What exactly do I own?
A share of the US LLC for your home. That LLC owns a Costa Rican SRL, which holds title to the property. Ownership runs from you, to the LLC, to the SRL, to the home.
How does the LLC ownership structure work?
Each home has its own US LLC, and you buy a share of that LLC. The LLC owns a Costa Rican entity, and that entity owns the property itself. So ownership runs from you to the LLC, to the Costa Rican entity, to the home. It is real, deeded ownership, structured to protect you legally in both countries.
How many owners share each home?
Eight owners share one home, in equal shares. All ongoing costs are split equally among the eight, as true pass-through with no markups. Each home is fully managed, so maintenance and management are never yours to arrange.
What is OCHO?
OCHO is the US-based management company that handles the whole of it: LLC management, accounting, books, financial reporting, contracts and legalities, concierge, and app services covering scheduling, trading and rental management. On the ground it manages the property manager, home maintenance and repairs, pool cleaners, landscapers, check-ins, check-outs, cleanings, laundry and linen, and keeping the home in good condition between stays.
