The standard property tax is 0.25 percent of registered value per year, among the lowest in the hemisphere. Homes above a threshold of roughly 233 million colones also pay a progressive luxury home tax that starts at 0.25 percent. Even combined, annual taxes on a coastal villa are a fraction of what the same home carries in the United States.
The first 200 meters from the high-tide line is the maritime zone. The first 50 meters is public and cannot be owned by anyone. The next 150 meters is concession land, leased from the municipality with restrictions on foreign majority ownership. Fully titled property begins beyond it, which is why careful buyers favor titled communities set slightly back from the sand.
It depends on what the search is really for. Tamarindo suits families who want services and schools at hand. Nosara suits buyers for whom the wellness life justifies the coast’s highest prices. The corridor between them, including Playa Negra, suits buyers who want the same coastline earlier in its curve, with room left to grow into.
Yes, when structured properly. At Black Coast each share is real titled ownership held through the property’s corporation, not a timeshare right to use. Shares can be resold, willed, and financed like any property interest, and the operating agreement governs scheduling, costs, and the sale of the whole home.
